Cover can be arranged for: Buildings (including Architects’ and Surveyors’ fees); Landlord’s Fixtures and Fittings; Contents in individual dwellings and/or communal areas; Property Owner’s Liability; Employer’s Liability; Loss of Rent; and Inspection; Money; Legal Expenses; and Directors’ and Officers’ liability for Residents’ Associations.
The basis of cover will be All Risks or Fire and Specified Perils. There may be some variations according to the nature of the risk proposed but generally, the Special Perils will include lightning; explosion; earthquake; aircraft; riot & civil commotion; storm & flood; escape of water; malicious damage (including by tenant); impact; falling trees; and theft.
All Risks includes fire and all the specified perils, plus accidental damage. Subsidence cover may also be available.
Notes for Guidance
The sum insured on the Building should represent the FULL COST OF REINSTATEMENT, plus debris removal and professional fees. You are recommended to take professional advice in this regard. For private dwelling houses that have not been converted, some guidance may be found on the website of the Association of British Insurers (www.abi.org.uk).
The sum insured on Contents should be sufficient to replace all the contents AS NEW. An inventory can be very useful in this respect.
When considering the sum insured on Rent, you should reflect on how long it would take to reinstate the property after a major loss. Remember that local authority permissions may be required and these things might take longer than you anticipated. Usually, the sum insured under the policy will be a fixed percentage of the Building sum insured. Decide whether this standard cover will be sufficient to cover your maximum possible loss.
