Notes for Guidance
The sum insured on the Building should represent the FULL COST OF REINSTATEMENT. Include an allowance for professional fees, demolition, propping or shoring up and debris removal. Bear in mind that at the time of reinstatement, the local authority may not permit rebuilding in identical fashion and there may be extra costs in complying with regulations. Remember, also, to allow for any VAT element that you cannot recover.
When calculating your sum insured on Rent, start with the actual rental income figure and then multiply it by the number of years/months that you have chosen for the indemnity period. Don’t forget to include service charges and any reviews scheduled for the period. Is there any non-recoverable VAT implication?
Decide on the length of the indemnity period by considering the “worst case scenario” and remember that there may be some issues beyond your control in the event of a serious incident. Say one of the tenants does not resume trading after a serious fire? The time taken to re-let and return the rental income to its previous level might take longer than you anticipated.
A limit of indemnity of at least £2m is recommended for Property Owner’s Liability insurance. This cover will indemnify you against your liability as Owner of the building, but what if you provide other services, such as security or a gym? What if there are contractors working for you on the premises? To ensure that you are fully covered you should declare all relevant information.
